At Letting Mall our Tenant Fees are amongst the Lowest in the Market
Comprehensive referencing and credit check will be carried out for each tenant and there will be a charge of £50 for each adult tenant.
Should a guarantor be required there will be a further £50 for each guarantor.
Tenancy Set Up Fees
An additional charge of £50 per adult tenant will be made.
In order for us to remove the property from the market a reservation fee of 2 weeks rent will be required. Should you not proceed with the let after having passed referencing this fee is not refundable. Otherwise this will be deducted from the amount owed for the first months rent.
For the majority of lets an Inventory and Schedule of Condition will be prepared for the start of tenancy and referred to at Check Out before any security deposit is released. Tenants will be required to contribute to the cost of these Inventory Services usually at Check Out at the end of the tenancy. This if applicable will be included as a clause in your Tenancy Agreement. We ask that as with any legal document you read through your Tenancy Agreement thoroughly before signing.
A minimum security deposit of six weeks is required. This will be held with the DPS during your tenancy. Full details can be found here
Before Moving In
The full security deposit and the first month's rent and any other relevant fees must be received by Letting Mall or the Landlord in full and all funds cleared before keys will be released,
Further fixed term tenancy agreement renewals incur a charge of £25 per property.
Named Tenant Change
This will be charged as for contract renewals. Plus referencing fees and admin fees as for start of tenancy above may apply to new tenants to property.
